How to judge roofing work
A roof is the one system that protects every other part of a building, which is why the way a contractor inspects matters more than the brochure. A thorough look covers flashing, penetrations, valleys and decking — not just the field of shingles — because that is where water actually finds its way in.
Roof lifespan depends more on installation quality and attic ventilation than on the material alone. Poor ventilation cooks shingles from underneath, and incorrect nailing patterns void many manufacturer warranties. The useful questions to ask any roofer are about process and sequence, not only price.
| Material | Typical lifespan | Notes |
|---|---|---|
| Asphalt shingle | 15–30 years | Most common; ventilation strongly affects service life |
| Metal | 40–70 years | Standing seam generally outlasts exposed-fastener panels |
| Clay or concrete tile | 50–100 years | Underlayment usually needs renewal sooner than the tile |
| Slate | 75–150 years | Weight requires adequate framing capacity |
| Single-ply membrane (flat) | 20–30 years | Seams and terminations are the usual failure points |
What customers say
Did an awesome job on my new roof. Above & beyond. Got it done in 3 days & not 5. Appreciate Joaquins direct approach & suggestions. His crew did a great job. Here early, worked all day until late evening & getting it done. Passed all 3 inspections. Joaquin was here on & off thru the whole entire job & checking on things & the guys. Once done he went up & inspected it himself. Actually, before each inspection, making sure everything was ready. Last & final day & inspection, he was here early while we waited for the inspector. He cleaned everything up on the roof & around the perimeter of my house also. I had leakage on an old roof & needed to be replaced & damaged 1 room of mine. also had dry rot on 1 section of rafters. had no OSB- plywood on my roof. Put new Ohagan vents up as I had none. Put vents around the house, under the roof on the underside of the house. Had to replace some of the boards that were no good up there. All this was figured in the cost to take care of it. He came in with a bid lower than the other 2 companies. Pictures attached to see the progression/steps along the 3 days. If you definitely need a roofer with honesty & quality, etc. Rios Roofing is it. I encourage you. Family-owned business also. I want to support local & family run. Thanks much... Lizann

Rios Roofing replaced the roof on My 1 car Garage. They arrived at 8am and we're done by 5:30,PM the same day. Great service and very reasonable price.

They came to clean off the moss on my roof (which, if it continues to grow, can damage the shingles). They painstakingly scraped all visible signs of moss, cleaned up the mess (on the ground around the house), and then treated the roof with baking soda (helps inhibit the regrowth by killing any remnants of what's left). AND, they did it for a MUCH more reasonable price than the company that originally "diagnosed" the problem and offered THEIR moss-mitigation services. DEFINITELY request a quote from these guys...you WON'T be disappointed (and neither will your wallet)!
